The sellers have to have a lot of trust in your guests... because if your guests stop paying on the note to the seller, the seller is in deep trouble... and need to go through a foreclosure process that can be very costly... I would never ever agree to such contract. On top of it, sounds like your guests are getting the property for the amount owned on it and pocketing all the equity that was paid off by the seller earlier.... does not look as a smart thing to do for the seller... Interesting that banks would take the note seriously without checking your guests credit and having trust in their ability to pay the note.... sounds too complicated, too risky - almost like a scheme taking advantage of people who might not be able to evaluate the whole situation well..... no, no and no 🙂
5-6% when a home is $150k is a lot different than 5-6% when a home is $450k
So your master lease is someone renting the entire 40 units and then subleasing them to others? If so that’s a sweet sweet deal.
Wow that’s a cool looking rooming house! I wish I could have seen the inside of it. I just bought my first rooming house. It’s only 2 rooms and a private basement studio but it got me hooked on how much extra money you could make on them! So now I’m on the hunt for a second one. Only thing that sucks is in my city you can only do up to 4 rooms in a single family residential property otherwise it needs to be a commercial property. ☹️

I was listening until the part he said you send out 300 letters and get 40 leads I’ve sent out to close to 2000 and gotten 3 leads no deal yet.
RED FLAGS... 1. The easier it is to find a deal, the less likely it is to be a deal. If it's been on the MLS, Zillow, etc., and it's still on the market for X days, then it's likely been passed over by other investors... probably for a reason. 2. The more you're being pressured to sign a contract or do the deal, the more likely there's an underlying problem. If you're getting push back for basic due diligence, something might be amiss. 3. Never trust someone else's "due diligence." Run your own numbers and verify them. Consider ignoring the numbers you see and research your own numbers. GREEN FLAGS (good signs!) 1. Direct to the seller... No middle man 2. Equity in the deal. That way you can still offer lower and the seller can still profit. 3. Seller is motivated to sell. Be honest about being a realtor and that you cannot buy at retail value.

"[Renter] Irrational exuberance" = Needing a place to live when RealPage exists, the country has no housing policy, and you can't afford to buy a home. Do go on.
ADUs suck in residential neighborhoods. Brings the vibe down, more cars, more dogs, more noise, less privacy. Typically landlords are slumlords so they generally are a negative on the neighborhood.
Sort of skipped over a bunch of stuff in the sales purchase phase like how you can be sure there are no liens. In a foreclosure is title insurance necessary? Does the bank ensure the title is free and clear? I bought a foreclosure years ago and my SIL was the agent, so I was in good hands. But for others who have never done this, it's good to know how or if it differs from a regular sale. Liens are more common on distressed properties, obviously because the former owners were having financial difficulties. A few sentence would suffice.
The economy is losing Full time positions but part time positions are rising. Thats not a thriving economy.
My airbnb rents have plummeted… worse year in a decade. A traditional local vacation destination. Home in major city easily getting rented monthly with competitive rate.

I pay off all my rental properties, I have open HELOCs for when a property pops up for purchase or need the cash for major fixes. I have almost worked it so that I will never need to go the bank for mortgage again, maybe two more rentals and I’m there.
